According to the Texas A&M Real   Estate Center Collin County is Collin County is projected to have the second fastest fastest growing economy in the United States from 2017-2021. It is not hard to see this is a fact. The area is experiencing significant  development.

The market with the highest demand is in Legacy. Legacy West leads this demand. With rental rates for AA Class Plano Legacy Office Space hovering at $40 – $41 per rentable square foot, plus electricity it opens the market for more development. This is truly a landlord’s office market.

Yesterday an an announcement was made about a thirty seven acre parcel of farmland located at North Dallas Tollway and Spring Creek Parkway.  Because of the high interest and demand property owners are able to finance the development of new office buildings. This new development will include three office buildings.  The buildings are from eight to ten stories and total two million square feet. This development will be a mixed use one with a hotel and retail space. Construction is expected to begin in 2018.

This project is possible because of the dynamic growth in Legacy West. According to Collin County Tax records this is one of the last large tracts of land available for mixed used development along the North Dallas Tollway.

With the prediction from Texas A&M and the demand in the present market I think that Plano and Legacy are going to continue to see more office tenants relocate to the area. Additionally more office building are in the planning stages to come online in 2018.
